Brief update, more work on the huts, kitchens near enough all done. Dropped kerb installed and access widened a touch more. Caught a rugby match or two.. Planning still messing us about with no communication. Mothballed for now and spending Easter in Kent.

Still in Kent for now, though finally some movement on the plans following a few blunt emails and escalating the delay higher up the chain.

All approved and all good. Some minor amendments to parking to create more amenity space, no big deal. Delighted with the design, does the best for the building imo. Gotta do building regs before we can commence. Though they shouldn’t be so onerous as it’s a different department!

Heading back beginning of June to do our best Bob the builder impressions and crack on. Looking forward to finally getting stuck in.

Still gotta do the plans for the building plot, though that can come later when we’ve finalised our strategy to avoid a repeat performance with the planning dept.

No doubt there’ll be an artisan painter, charging London money, waiting in the wings to shaft me. Getting reamed from all directions with this development malarkey. Structural engineers want £300-£500 per calculation for the building regs. Got a few beams to put in so it’s gonna hurt.

The fooking planning officer wanted to charge us an additional £1500 for the development contributions because of the updated plans.. told him to pee off.

A bit of an update for anyone who’s interested. Drawings have now been submitted for the building regs/building warrant. Takes approx 8 weeks to sort. Can’t start without the warrant. Also got a few conditions to sign off before starting as well. The structural engineer also has to do his sums. Quite the job getting to this point. Not sure why it’s so difficult and expensive. Luckily we’ve had a bit of a result with development contribution fees, £24k, having been paid by the previous owner. Our structural engineer is related to swmbo so has also saved us at least £3k. We can also claim VAT back, as it’s a conversion to a house. On the other hand fees for the building warrant are over £3k. Not surprised many are put off by the bureaucracy, cost and not least the time it takes to wade through the officialdom.

The relationship between us and the planning officer is surprisingly good despite the emails, so we have made the decision to push the design through for the new build on the adjoining plot. The stars probably won’t align easily with this as the planning officer is expecting a modest bungalow and we’re not. :lol: needless to say we won’t be drawn into a long winded affair as before.

Just got caught up with this Mike. So much red tape its ridiculous, its though they don't want you to succeed really.
The plans look really good and will look great once finished.

Thanks both. August 23rd is “D” day on the building regs, down to the decision makers in the council offices at the end of the day. Getting a bit tired of the rat race and general melee in Kent again, so hoping to go up there a little before to make a start.

Done most jobs on the house except the kitchen. Had an estate agent round who valued the house at silly money and even more if I did something with the kitchen. I thought well why not have a slice of the housing market sooner rather than later, so going for it. The challenge is a £20k kitchen for less than £10k and max out the asking prIce by adding at least £25k to the value. A bit of a during and artists impression below. Hopefully a straightforward job. Howdens have been superb, from measuring up at lunchtime today, I had the design and estimate by 4pm, with delivery due next Wednesday.

i'd offer you a hand, but frankly - have had it up to my neck with intricate detail diy - going to get a new chain for the chainsaw tomorrow and cut something down. Anything really.......just for some hammertime.
