Thanks all. @Mark, fingers crossed I’m not ready for a small plot yet, though at least I don’t have to travel far when I keel over!

We know the area very well, my other half is from Hawick, which is about 20 miles from Kelso. Plan ‘A’ was a property on The Isle of Arran but the right place was not coming up with the Sellers market currently. Plan ‘B’ was ‘If the right place came up in the borders..’ hence this place.
Various planning permissions are in place to for new access where the wall has been knocked down, to extend the lodge and convert back to its original use as a residence from offices. Outline planning is also in place to demolish the shed and build a new detached dwelling. So all in all I’ve got my hands full!
Our priority is sorting the access and doing the lodge then decide on the new build. Luckily, we are well connected in the borders with my other half's family and have access to friends and family in the trade so to speak.
I’ll obviously be spending more time oop norf, smashing the place apart and when I need some decent weather heading sowf again. The kit will probably go north and be rebuilt in whatever down time I have.
My posh, garden designer sister thinks it’s wonderful! and can’t wait to visit. Right up her street with boutique shops selling expensive tatt. Long term the plan is open one up in the town square, called “I saw you coming” and mug her and her friends.

I like Kelso, we enjoyed a visit to Floors Castle when we stayed at Alnwick. Some great roads around there too

Floors Castle, the Duke of Roxburgh’s pad. One of the reasons Kelso is kept so nice, he wouldn’t want to bring his mates back to a shithole so Kelso is kept tidy. Floors is a big attraction in Kelso along with the race course, golf and a few other Stately piles. Easy access to Alnwick and the east coast, as well as Edinburgh, there are worse places..
A few little hold ups with proceedings, seller is having difficulties contacting his solicitor and one of the planning permissions has expired so needs to be renewed as a condition of sale. Otherwise looking good. On Arran at the moment, originally booked for house hunting though just doing the tourist thing now. A few shots from our travels.

One more week of filling sanding and painting and the bedroom is done, shot below, making wardrobe doors currently. Garage purchase is going ahead albeit at a snails pace. Went along to brands Hatch this weekend and got a couple of shots of a few classic touring cars, below.

Little news for those not on faceache.. Still awaiting the planning issues to be sorted with the Scottish pile. Hopefully soon.
Finished the second bedroom carpet in today a during and after shot below. Cracking on with the hall, stairs and landing next, after a couple days break a bit of a tidy up and some togging.

Thanks Duncan, thankfully that’s the old part of the house done and updated now, the rest is pretty straightforward, The difficult bit is working around all the crap we’ve accumulated in the time we’ve lived here. Looking forward to working on an empty house in Scotland.
